Wet insulation can cause many building problems, from structural integrity damage to issues of energy efficiency and occupant health. Wet insulation is often in contact with steel structural members in commercial buildings. Structural damage occurs from rusted steel studs, corroded wall ties, and screws that hold the ties being continually wet. “Over time, loosened ties result in excess movement, which leads to cracked and discolored wall surfaces; in the worst cases, it even leads to partial collapse of veneer wall systems,” says Ried Artis, public relations leader for Owens Corning’s building materials group.

Loss of thermal performance is another consequence. If insulation is wet it becomes a conductor of energy. When insulation conducts energy rather than reflects it, it results in higher heating or cooling bills. In winter for example, heat rises from the heaters; that heat goes through the ceiling of the roof and you lose that energy. If you have insulation on the top, the heat reflects back down so you’re conserving energy.

Moisture caused by wet insulation contributes to mold. Mold needs mold spores, a food source, adequate temperature, and moisture to thrive; water is often the only element that can be controlled. If we control and limit water in the wall by using good design, good construction, and good maintenance, there’s a decent chance of controlling mold growth.

Consequences of Wet Insulation

Roof leaks can cause costly interior damage to facilities and create hazardous conditions for building occupants.

Wet insulation becomes a conductor of energy rather than a resister, resulting in increased energy bills.

Trapped moisture in insulation is a great place for mold to thrive and may eventually lead to indoor air quality issues.

Wet insulation often causes roofing fasteners to corrode and reduces the performance of the roof.

Trapped moisture can accelerate the deterioration of the building’s structural integrity.

Wet insulation will degrade the roofing system.

Wet insulation adds unnecessary weight to the building.

Radiation Cooling

Everything radiates heat. The ground, for example, emits heat continuously to outer space while receiving energy from the sun. In the daytime, incoming solar energy exceeds the outgoing energy and the temperature of the ground surface rises. During the day, the sun emits energy onto the roof and into the roof substrate of buildings. At night, as there is no incoming solar energy and the ground continues to radiate away heat, its temperature falls. At night, the building roof radiates the heat back into space. This is called radiation cooling. Areas of the roof that are of a higher mass (wet) retain this heat longer than that of the lower mass (dry) areas. Infrared imagers can detect this heat and “see” the warmer, higher mass areas, during the “window” of uneven heat dissipation.

Infrared Thermography

Infrared Thermography, also known as an IR scan, is a non-destructive test method to detect and record temperature differences across the surface of an object. IR scans are the most common moisture detection method for identifying wet insulation on commercial roofing systems. During the day, wet insulation will absorb much more heat energy than dry insulation. At night, this heat is retained in the wet insulation longer and is released slower into the atmosphere. Most IR scans are done after sunset in order to capture this thermal signature of wet insulation trapped in a roofing system.

Solutions

There is a recognized three-stage approach to prevent wet insulation.

Stage No. 1: Design. When constructing a new building or remodeling an existing building, make sure it’s designed with attention to potential flaws and moisture sources. Specify insulation materials that are moisture resistant and control thermal bridging and condensation locations.

Stage No. 2: Construction. Pay attention to details. Inspect, verify, and manage latent moisture throughout construction.

Stage No. 3: Maintenance. Use qualified professionals and establish an annual routine inspection for copings at the top of parapet walls, visible flashings, lintels over windows, and control joint seals in masonry walls. Inspect for internal clues of moisture (peeling finishes or discoloration in walls or floors). Unfortunately, water in insulation or wall systems is often not visible until it has already done damage. Wet drywall may not be noticed until discoloration and mold set in. Once those things appear, repair work may be very extensive. Including a drone and aerial thermal imaging in your preventative maintenance program will help you avoid costly repairs by identifying wet insulation that cannot otherwise be seen.

Knowing the sources, identifying the problems, and finding the solutions are all important to keep your insulation dry.

However, these tools are limited in what they can capture and can’t always provide the level of detail needed. Drones solve accessibility issues by giving home inspectors an easy method for collecting visual data on the condition of a roof without having to climb the building and walk across it.

Customer Satisfaction – traditionally, home inspectors who encountered inaccessible roofs were put in the difficult position of having to tell clients that they couldn’t provide any information on the condition of the roof. In these instances, which are not uncommon, clients may have to pay extra to hire roofing companies to collect roof data or simply accept the risk of not knowing about the state of the roof. By incorporating a drone and aerial imaging into your inspection service you can improve customer satisfaction by collecting all the information needed to assess the property.

Efficiency – drone pilots at DRONES CYBER SECURITY are professionally trained, certified and insured. We can quickly conduct an aerial survey and provide you, the home inspector, with high-resolution photos, video, and thermal images. This allows you to concentrate efforts on other areas of the inspection, improving your turnaround time and increasing your rate of efficiency.

Marketing – as a business owner, you are always looking to differentiate yourself from the competition. Adding a drone inspection and aerial imaging to your service offering allows you to retain that competitive advantage. Home inspectors who incorporated drones have reported an additional value beyond its usefulness for the inspection itself. Aerial video and photos provide inspectors with dynamic materials they can use to showcase the quality of their work and catch the eye of potential clients.

The benefits of drones in home inspections is a game changer that adds value to both the home inspector and your client.

We can draw a parallel between the benefits of drones in commercial roof inspections and how drones are changing the roof industry in general. Drones are capable of visualizing the full picture from an aerial perspective to pinpoint specific areas of interest with great accuracy. This precision-level detail lets a contractor focus exactly where to inspect the roof, with a handheld moisture meter, to fully diagnose the situation. By quickly identifying problem areas you not only save time and money on inspection, but keep your facilities running efficiently.

Infrared (IR) inspections are non-destructive, very effective in identifying damaged areas, and provide a visual qualification of your roof integrity. Drones equipped with thermal imaging is the next level diagnostic technology that lets you instantly visualize and verify the thermal performance of your facility. Infrared cameras show you thermal problems that may otherwise not be visible, and quantify them with precise non-contact temperature measurement. The aerial thermal imaging services we offer at DRONES CYBER SECURITY, provide valuable data that can actualize cost-savings for building owners or insurance companies.

Prevent Problems Before They Get Worse

Easily assess the condition of your commercial roof with aerial thermal imaging services from DRONES CYBER SECURITY. Our drones will fly over your commercial roof, capturing infrared high-resolution photos and videos. We help you identify anomalies, water damage, heat leakage, or other potential problems before they become major issues. Our services are conducted from the ground, reducing your risk exposure to employees, assets and property. By incorporating a drone in your regular maintenance program, you be eligible for insurance premium reductions as part of a comprehensive safety procedure. Performing commercial roof inspections with drones is a faster, safer, and more time-efficient way to gather the valuable data you need.

Infrared Moisture Surveys

Aerial infrared roof inspection is a proven method for detecting trapped moisture problems in flat roofs that may not be visible by traditional methods. Aerial thermal imaging can compliment your existing preventative maintenance program by; avoiding production losses and help building owners and property management companies detect compromised areas before they become costly problems.

Damaged roofs are very costly to replace therefore, aerial thermal imaging should be performed whenever a building is purchased, sold, or leased. Infrared roof surveys provide the detailed information necessary for developing an effective roof maintenance program, planning capital budgets and for making informed decisions when considering roof repairs, replacement or resurfacing.

Defects in waterproofing (i.e. deterioration, poorly sealed penetrations, failed clashing, etc.) allows water to enter a roof and saturate the insulation (see ‘Consequences of Wet Insulation’). The building experiences energy loss as a result of the wet insulation, which has a lower “R” value than dry material. Wet insulation becomes a conductor of energy rather than a resister, resulting in increased energy bills. Our high-resolution cameras find the trapped moisture beneath the roof using thermal imaging. Wet areas can be identified and marked to show exactly where strategic repairs are to be made. Often, the infrared survey shows it is not necessary to replace an entire roof, as only a few sections are “wet” and repairs can be made these specific areas.

Changing the Future of Building Inspections

The ability to safely, quickly and cost effectively fly a drone and camera around your building is dramatically changing the future of building assessment and inspection. Buildings take environmental abuse from all angles and at all altitudes, and sometimes you need to perform side panel inspections along with rooftop inspections. At DRONES CYBER SECURITY, our pilots will fly to your area of interest and provide detail-rich information. High-resolution photos and video provide an up-close look at the current building or side panel condition, while optical sensors allow the drone to operate at a safe distance from the building.

Manual inspection methods put your employees at risk. Traditional systems of ropes, pulleys and scaffolding are inherently dangerous, timely, and costly. Incorporating a drone as part of your building inspection process, you will realize cost-effective benefits at the same time as providing a safer work environment to your employees.

Professional roof and building consultants are using drones to provide different services and benefits to customers. Drones in commercial roof inspections improve quality in two major ways. First, we make it simple to access all areas of the building. Second, we improve the reliability of the inspection data. After our drone inspection, your engineers will be given photos and videos from the drone as documentation of the inspection.

Using Thermal Imaging for Building Envelope Inspections

Inspecting buildings using a drone and thermal imaging camera is a powerful and non-invasive means of monitoring and diagnosing the condition of the building. A thermal imaging camera can identify problems early, allowing them to be documented and corrected before becoming more serious and more costly to repair. Professionals use both infrared video cameras and infrared still cameras to evaluate the surface temperature of a building envelope. When it comes to energy efficiency, thermal imaging can determine the areas where insulation has been compromised and where improvements have to be made in order to rectify the problem.

If you are a building surveyor, an energy or sustainability manager in a local authority or housing association, you may want to contact DRONES CYBER SECURITY to arrange an infrared survey for a variety reasons. Your objective may be to discover and diagnose energy inefficiencies or to detect and inspect property defects. As part of preventative diagnostics, thermal imaging can be used to detect energy losses in all types of buildings (commercial, industrial) and even cultural heritage sites.

This method of envelope testing is essential to recommissioning and redevelopment projects because it allows you to analyze the performance of the structure that has been renovated. If you’re a real estate developer or an engineer, our services will be useful to you. Infrared thermography for building diagnostics can help you meet LEED certification requirements, check the workmanship quality, ensure the integrity of the envelope system, and more.

Trends in Canadian Construction Industry

Canada’s construction industry output value was estimated to be US$291.2B in 2018. This is expected to grow to US$304.6B in 2023 (measured at constant 2017 US dollar exchange rates), at a compound annual growth rate (CAGR) of 0.90%, according to GlobalData, a leading data and analytics company. GlobalData’s report, ‘Construction in Canada – Key Trends and Opportunities to 2023’ reveals that the government’s planned investments in infrastructure are expected to support the growth of Canada’s construction industry. Under the ‘Investing in Canada Plan’, the government plans to invest a total of US$139B in key infrastructure sectors through 2028.

However, the construction industry is far from the most efficient. In 2016, McKinsey & Company reported that large construction project “take 20 percent longer to finish than scheduled and are up to 80 percent over budget.” The article also reports that the construction industry is the least digitized and identifies several trends that will shape construction and capital projects. Higher definition surveying and the inclusion of drones is among these trends.

Drones are a rising trend among many industries and the impact of drones within construction is irrefutable. Some of the significant advantages of incorporating drone technology include:

Reduced process and analysis times

Less risk and consequently lower costs

Increased monitoring capabilities

Increased stakeholder engagement and satisfaction

Increased transparency and progress monitoring

While drone technology is used throughout many industries, the fastest growing commercial adopter is the construction industry.

Why use drones on your construction project?

Drones in the construction industry has revolutionized the way stakeholders view a site and visualize a completed project. Drone technology allows for much more careful analysis of progress during construction.

Retain a Competitive Advantage in a Demanding Market

Our drones allow your team to use the surveillance to check locations for assets and materials, rather than physically moving about the construction site. DRONES CYBER SECURITY drones can be used to check dangerous areas remotely, reducing risk to your employees. Drones can improve your risk management plan and increase your overall project safety pan.

Drones help monitor progress

DRONES CYBER SECURITY drones help you and the project owner visualize the completed job with unparalleled detail. Construction can be a time-consuming endeavor, and it’s not always easy to communicate to a client where exactly your time and their money go. Our drones eliminate that uncertainty by allowing careful observation throughout the entire process.

Drones are cost-saving

Drones are also a huge cost-saver across many different expense types. You are able to invoice more accurately by performing more quality inspections of work completed.

Drones provide additional data

Our drones add value to the customer during handover. Providing the client with visual data on the as-built condition of the project allows them to better manage and maintain the property after you’ve finished your work. Having this kind of information on file also reduces the chance of litigation and can be used as a defensive tool.

Who is using drones on the jobsite?

We talk a lot about what’s possible with drones, but who is actually taking advantage of the technology? Project managers, technology managers, and superintendents are the top roles benefiting from drones.

Superintendents, technology managers, and project managers lead the way in using drones on the job site. Builders use drones to collect real-time data about projects and understand what’s happening on site. Aerial imaging and surveillance improve progress tracking and help identify problems early — before they become costly or add weeks to a project’s timeline.

But progress tracking is not the only way construction companies use drones. By spending less time each week mapping a job site, contractors gain access to an unprecedented amount of knowledge about nearly every aspect of their project. Drones do more than improve communication and help keep projects on track, they also;

increase safety

save time

reduce costs

reduce resources

increase surveying

provide high-resolution, real-time photos, videos, and thermal imaging

Infrastructure inspections

DRONES CYBER SECURITY advanced, detailed, and cost-effective infrastructure inspection solutions use state-of-the-art technology. Hard-to-reach assets are viewed at close range, and in most cases, the job site remains fully operational to avoid inconvenience due to closure.

The infrastructure inspection data can be uploaded to your cloud storage, so that it is archived and accessible to all shareholders. Drones in civil engineering are the best alternative to traditional methods of infrastructure inspection, and never compromise information quality.

Infrastructure services using drones:

Monitor road and highway damage due to environmental impact and natural erosion.

Maintain bridges, tunnels and other critical infrastructure to help reduce the cost of on-demand maintenance, all the while ensuring public safety.

Perform railway inspections frequently and efficiently to avoid damage and derailment.

View seaports, canals, and waterways in superior detail and accuracy.

Why partner with us?

Have you heard? “If you are flying a drone that is less than 250 grams, you do not need to register the drone or get a pilot certificate.” That’s great news! Especially if you are in a hurry to hire a drone operator to capture aerial photography/video for a time sensitive project. The person you found said they have a micro drone weighing 249 g and no license is required. But wait, is it really that easy? The simple answer is of course, NO.

What is a Micro Drone?

Micro drones weigh less than 250 g. The weight of the remote control is not included in the weight calculation, but the weight of payload (e.g., camera, etc.) is considered part of the weight. You don’t need to register your micro drone and you don’t need a license (RPAS pilot certificate.) Micro drone pilots are not subject to the same requirements as other drones. However, micro drone pilots must not operate their drone in a reckless or negligent manner, endangering (or likely to endanger) aviation safety of the safety of any individual.

What does Transport Canada say about Micro Drones?

Micro drone pilots do not need a license and are not bound by the same requirements as other drones. However, there is an expectation to use good judgment, identify potential hazards, and take all necessary steps to avoid any risks associated with flying your drone.

If you fly a micro drone, you must (Transport Canada):

Fly safely – don’t put people or other aircraft in danger

Avoid emergency sites and restricted airspace (e.g., forest fires, first responder perimeters, etc.)

Follow provincial, territorial or municipal rules that may also apply, including rules about privacy and trespassing

As good practice, you should always:

maintain the drone in direct line of sight

do not fly your drone above 400 feet in the air

keep a safe distance between your drone and any bystanders

stay far away from aerodromes, airport, heliport and waterdrome

avoid flying near critical infrastructures

stay clear of aircrafts, at all time

do a pre-flight inspection of your drone

keep the drone close enough to maintain the connection with the remote controller

avoid advertised events

You must respect all other laws when flying your drone:

Micro drones are considered aircraft under the Aeronautics Act and Canadian Aviation Regulations and are therefore prohibited to enter the following zones without the proper authorizations:

Class F Special Use Restricted Airspace

Legal requirements or recommendations?

For those paying attention, you may have noticed the use of the words ‘must’ and ‘should’. If you are thinking the former is a legal requirement and the latter a recommendation, you are correct. However, once again it is not that simple. As a micro drone pilot, you have a legal obligation to; fly safely; not operate your drone in a reckless or negligent manner; and not put people or other aircraft in danger. While it is recommended (‘should’) that you do not fly your micro drone above 400 ft and to stay away from airports, in doing so you risk breaking a legal requirement of operating your micro drone in a reckless and negligent manner.

The National Research Council Canada has an interactive Drone Site Selection Tool to assist drone pilots in determining flight restrictions for a particular location. Pilots can use this tool to locate their proposed flight operation area and any airports, aerodromes, heliports, etc. that would require further investigation prior to a flight. In some cases, drone pilots must request and receive a flight authorization from NAV Canada before flying their drone in a specific location.

What is the risk?

If you’re thinking; “It’s a small job that will take 10 minutes, nothing will happen and no one will know” – think again! You could face serious penalties, including fines and/or jail time, if you break the rules.

Corporate image

Your corporate image is an extremely valuable asset to your business. Being fined for an offence severely impacts your credibility. Being associated with a serious drone-related accident (as a result of hiring an unlicensed pilot) could be catastrophic to your business. Is it worth the risk? Have you ever researched a company online only to discover poor reviews? That could be your business, after being exposed to drone-related accident.

Feel confident knowing that DRONES CYBER SECURITY maintains full public liability insurance covering our operations. Our pilots hold Advanced Pilot Certificates, certified by Transport Canada. We conducted all flight operations in strict accordance with all applicable rules and regulations. We take safety seriously, and so should you.

We often use micro drones for operations that do not require thermal imaging. These drones provide ultra-clear 4K video and high-resolution pictures, thanks to a 12MP camera. In many cases, we can conduct quick flight operations using a micro drone. As a licensed and insured drone service provider, you can feel confident that we conduct all operations with safety as a primary focus. Our corporate image is just as important as yours, and we’ll work with you to build and maintain that.
